Dubai / Ownership costs
The apartment price is only the first number
Use the official service-charge index, the correct reporting year and a simple household worksheet before comparing Dubai apartments.
Compare the cost of owning the specific home
Two apartments with similar asking prices can create different annual commitments. Put the building, unit area, condition, parking, occupancy and ongoing expenses beside the price before deciding which deserves a viewing. Keep an amount and an evidence date for each item. An owner’s recollection or a marketing brochure should be a lead for checking the current figure, rather than the final entry in your budget. This guide provides a worksheet method, not a quoted charge for any HomeHNI listing.
Look up the correct project and year
Dubai Land Department's Service Charge Index provides searches using project, usage and year, as well as title-deed details. DLD's FAQ also identifies Dubai REST as a channel for obtaining service-charge information. Select the precise project and relevant reporting year; a nearby tower or an old figure is not a substitute. The public index notes that service charges do not include arrears. Save the result with its period and ask the advertiser to explain the latest unit statement, any outstanding balance and what the quoted amount covers.
Build an annual and monthly view
Create separate rows for the confirmed annual service charge, your allowance for in-unit maintenance, insurance where relevant, utilities and any management arrangement you choose. Record financing separately using your lender’s own quotation. Divide annual recurring figures by twelve to compare household commitments, while remembering that payments may fall due in larger instalments. Do not apply a generic rate per square foot unless the applicable area basis and current project rate are confirmed for that unit.
A worked example with invented numbers
Suppose your planning worksheet uses AED 12,000 a year for service charges and AED 3,600 for a maintenance allowance. Together those two entries equal AED 15,600 a year, or AED 1,300 per month for budgeting. These are fictional teaching figures, not an actual building charge, a market average or a forecast. Utilities, financing, transaction costs and other applicable expenses would remain separate. Replace every assumption with evidence before using the worksheet to compare real properties.
Ask what is outstanding, included and due
Request the latest relevant statement and confirmation of any unpaid amounts. Ask which services are included, how parking is treated, when payments fall due and whether a quoted amount relates to the whole year or a shorter period. DLD's FAQ says management authorities should obtain RERA approval before claiming service charges. Where a specific charge or dispute is unclear, seek the official explanation and professional advice appropriate to the transaction. Do not infer the obligations of a particular buyer or seller from this general guide.
Turn the worksheet into a better shortlist
For each home, keep asking price, annual recurring costs, one-off costs and unresolved questions in separate columns. An incomplete figure should stay marked ‘awaiting confirmation’ rather than becoming zero. If the home is intended for letting, compare expected income and expenses separately and allow for periods without a tenant; an advertised rent is not a guaranteed receipt. Owners posting on HomeHNI can help buyers by supplying current, accurate facts and explaining what still needs confirmation. Review the worksheet again when the offer or supporting documents change.
