Abu Dhabi: look beyond the off-plan headline
ADREC’s first-half report provides useful context. Your next step is to separate registered market activity from the delivery and payment risks of one home.
The reported picture
ADREC reported AED 70.4 billion in residential unit sales for the first half of 2026, with off-plan accounting for 89% of sales value. These are Abu Dhabi reporting-period figures. They are not this week’s UAE sales, an advertised property price or evidence of availability in an individual project.
What a buyer should take from it
A large off-plan share makes completion stage and payment timing central to a property comparison. Ask for the project’s official registration details, the relevant contractual documents and a clear schedule of payments. Check the project through the responsible authority. A developer announcement does not replace that check.
Compare commitments, not just deposits
Prepare separate totals for the initial commitment, later instalments and likely ongoing household costs. Check what the contract says about completion, changes and cancellation with an independent adviser. Compare a ready home on the same total-cost basis. A lower initial payment does not establish a lower total cost.
Keep the geography visible
Abu Dhabi’s aggregate market includes locations and property types with different buyer profiles. A citywide release cannot price a particular home on Yas, Saadiyat or Al Reem. Use the official report as background, then examine comparable properties and the exact terms of the unit you are considering.
